Maintenance Manager

Role Purpose

The Maintenance Manager coordinates tasks and resources associated with the maintenance and upkeep of maintenance standards in buildings. The incumbent supervises the Maintenance team and contractors, monitors equipment, material and expenses and compiles regular management reports.

Role Output

Maintenance Operations

• Manage the work conducted by the maintenance team (standards must be met by the in-house artisans as well as Contractors).
• Manage the maintenance standards in the buildings as per South Point requirements.
• Manage the implementation of an effective on-line maintenance report system within all buildings.
• Ensure that the maintenance log is current within a 24-hour time frame.
• Ensure that the job cards are being managed and controlled correctly
• Assist in building maintenance budgets, in conjunction with line manager.
• Assist in the purchasing of materials required for maintenance.
• Ensure that the app is up and running and that tickets are assigned to the correct artisans.
• Uphold the service level agreement (SLA) turnaround times and address the turnaround times should the need arise.
• Work with the Regional manager in the establishment and maintenance of:
• Scheduled
• Planned
• Emergency
• Life cycle
• And preventative maintenance programmes.
• Analyse maintenance expenditure per building on budget vs. actual with reasons for differentiations.
• Assist in annual maintenance budgeting.
• Ensure vacate and intake is managed in accordance to departmental objectives.
• Ensure optimal efficiency  and productivity of artisans

Equipment Inspection

• Inspect tools of the artisans to ensure functionality and completeness.
• Inspect the vehicles to ensure functionality.
• Inspect safety equipment.
• Perform inspections on a regular basis.
• Perform inspections in a controlled and well managed manner to limit the oversight of items.

Contractor Management 

• Assigning contractors in conjunction with line manager when appropriate and necessary.
• Requesting quotations from contractors and getting approval in a timely manner.
• Delivering materials to contractors when necessary.
• Ensuring deadlines are met and work meets quality standards

Reporting and General

• Submitting Weekly and Monthly reports on maintenance operations.
• Report on the job card status for the region/buildings on a weekly basis.
• Complete ad hoc tasks and responsibilities assigned by management.
• Attend and contribute to management meetings and take necessary action.

Health and Safety 

• Ensure staff has correct equipment, tools, uniforms and PPE.
• Ensure staff are properly trained to use tools and equipment.
• Ensure that stores is compliant with all Health and Safety protocols and conjunction with Health and Safety officer.
• Ensure there are any no Health and Safety risks relating to general building maintenance.

EDUCATION:

• Matric 
• National Diploma in Mechanical/Electrical Engineering or relevant

  EXPERIENCE & SPECIFIC KNOWLEDGE:
